












In the heart of the expansive, quintessentially Dutch polder landscape near Genemuiden stands VEBE’s striking new facility — a building that instantly catches the eye. Step inside, and you’ll find a surprisingly modest interior where refinement and craftsmanship take center stage. The design not only reflects VEBE’s identity but also serves to bring people together — fostering the exchange of ideas, knowledge, and ambition. It’s a space that encourages collaboration and connection on the work floor, with the shared goal of leading the industry.

VEBE is part of the Condor Group, one of Europe’s largest producers of textile flooring. With a global market and a down-to-earth, family-driven culture, the company offers a wide range of activities. This diversity calls for a thoughtfully designed workspace where every function finds its place.
Transparent Connections
The building’s greatest strength lies in its openness. Large windows connect the office with the production hall. Employees on the floor can see into the office and vice versa — an architectural gesture that makes VEBE’s flat hierarchy and mutual involvement tangible. Here, it’s not just about producing flooring that reaches customers around the world; it’s also about building teamwork, pride, and a strong sense of connection. VEBE Zuid in Genemuiden is a place that reinforces the identity of this family-run business: impressive on the outside, welcoming on the inside, and finely attuned to the people who work within its walls.
The Floor as Foundation
In the design, the flooring served as a starting point. Fitting for both the sector and VEBE’s identity, the floor is a defining element of the overall experience. Subtle color gradients, textures, and nuances bring depth and dynamism to the space.

The choice of materials was intentionally understated. Shades of blue and grey, combined with natural wood, form a calming, refined base palette. Within this framework, contrasts in texture and finish were explored — from matte to gloss, concrete plaster to textiles, and structured wallpaper to soft felt. These nuanced differences result in a rich and balanced interior that is never loud, but always engaging.
Perfectly Executed Details
From an LED strip that aligns precisely with a seam in the felt, to pantry fronts designed with millimeter-accurate proportions, and a green wall positioned with exacting care in the entrance — every detail has been meticulously considered. Everything fits, down to the last millimeter.
